Is Now the Right Time to Invest in East African Tourism?

GRAMMATICAS CONSULTING LTD
Briefing Note
By Dominic Grammaticas FCA
August 2026

With Kenya’s general election on the horizon in 2027, conventional wisdom says this is a time to sit tight. Hold off on capital commitments. Wait for the political dust to settle. Play it safe.

There is logic to that instinct. Election years in East Africa have historically seen a pause in capital expenditure as investors wait for political stability to be re-established. That pattern is well understood and it is real. But it also creates an opportunity for those who think a step ahead.

If your balance sheet is in good shape, the pre-election period may be exactly the right time to move. Here is why. A development project that kicks off in 2026 will deliver a completed property in early 2028. That puts you on the ground after the election, with time to iron out the operational details before the 2028 high season. And if history is any guide, that is when business bounces back. The post-election recovery in East African tourism has been a consistent pattern, and the operators who are ready to capture it are the ones who started building while others were waiting.

Waiting for certainty is a strategy. But it is a strategy that guarantees you will be late.

Grammaticas Consulting Ltd is increasingly being approached by property owners across East Africa who are exploring their options. Whether they are looking for an investment partner, a buyer, or a new management arrangement, they are coming to us because they trust us to handle the conversation with discretion and commercial rigour.

We currently have opportunities in the Rift Valley, Laikipia, the Mara, and Rwanda. Each is at a different stage and each has a different profile. What they have in common is that they are serious opportunities in proven locations, available to the right partner.

If you are looking to invest in or acquire a tourism property in East Africa, or if you are an owner exploring your options, I would welcome a confidential conversation.

Are You Building Using the Technologies of the Past or the Future?

GRAMMATICAS CONSULTING LTDBriefing NoteBy Dominic Grammaticas FCAAugust 2026 Safari tourism has always required ingenuity in construction. Building in remote locations, off-grid, in sensitive environments, with limited access to materials and skilled labour. The sector has a long history of making things work in difficult conditions. But the question is whether the solutions being used today...
